Cancellation Policies

Thousand Oaks is not responsible for inclement weather, personal emergencies, or changes in plans. We require a 14 day notice for your deposit to be refunded in full. We do charge a $30 cancellation fee to cover administrative and card processing costs. If you cancel with less than 14 days notice you will receive 50% of your deposit back. If you cancel with 72 or less hours notice, you will receive no refund.  If you reschedule your stay within the 14 day or 72 hour window, and then cancel that rescheduled stay, you will be held to the same penalties as if you had cancelled within the 14 day or 72 hour window. Before you make your reservation, please note that we are an adults-only resort (18+).


If you have added packages to your stay, we require at least 7 days notice for a refund on these items.

Terms and Conditions

Thousand Oaks Resort Terms and Conditions:



Check-in is at 3p and Check-out is at 11a. 

  1. Early check in costs $30 and is at 12p and Late check out costs $30 is at 2p. You can add both for $50. Both are subject to availability.
  2. We allow a 15 minute grace period for check-out. If you stay longer than 15 minutes after your check-out time without explicit permission from staff, you will be charged a late check-out fee. You will be charged an extra night if you check out more than 30 minutes after your check-out time without explicit permission from staff, and will be removed from the property.


We allow pets in cabins 1-11 for a flat fee of $30 per pet per reservation

  1. The weight limit for pets is 80lbs in cabins 1-11. The weight limit for pets is 10lbs in cabins 12-16.
  2. Up to 2 pets are allowed in cabins 1-11. Only one pet is allowed in cabins 12-16.
  3. All pets must be leashed 100% of the time they are out of the cabin, and must be crated if left in the cabin alone. Pets may not be left alone for more than 4 hours in the cabin. If your pet is left alone in the cabin and is causing a disturbance or seems to be ill/upset, you must return to the resort within 25 minutes to resolve the matter and may be charged a minimum fee of $200. 
  4. Pets may not be left alone in cabins 12-16 under any condition. If your pet is left in cabins 12-16 alone, you will be charged a fee.
  5. We have a pet cleanup station near the east entrance. You must clean up after your pet or you may be charged a minimum fee of $200.
  6. Pets are not allowed in any hot tubs, the pool or pool area, game room, front office, rose garden, or the coffee shop. 
  7. The pet fee is $30 per pet pet.
  8. You must send a photo of your dog prior to check-in. :)


We do not allow large parties in common areas unless you have the entire resort reserved or explicit permission from resort staff

  1. Guests must keep personal music at a level that does not disturb other guests. 
  2. Guests may not ‘claim’ or otherwise territorialize common areas. All common spaces are for all guests to enjoy. 
  3. Please do not serve food or alcoholic beverages to other guests en masse. 


If your cabin has a hot tub, you must adhere to the hot tub rules:

  1. No lotions, bath bombs, bubbles,  soaps, or other similar items may be poured or put into the hot tub. It WILL damage the hot tub. 
  2. Do not drop the temperature below 98 or above 104 degrees Fahrenheit without permission from staff. 
  3. No animals in the hot tub. 
  4. No mechanical or electrical items may be placed or used in the hot tub such as but not limited to: sex toys, cell phones, etc. 
  5. Do not ash out in the hot tub.
  6. The lid must be kept on when the hot tub is not in use, 
  7. Do not remove any parts from the hot tub.
  8. No glass in or around the hot tub.
  9. You must immediately inform staff of any contamination of the hot tub.


Failure to adhere to these rules will result in fees that cover the cost of repairing/cleaning the hot tub and the cost of it being out of service. 


When in the game room, you must adhere to the following rules:

  1. No drinks are allowed on any arcade machines or game tables.
  2. No cigarette smoking is allowed in the game room. 
  3. If you fail to adhere to these rules, you will be charged a fee ranging from $100-$350.


Force Majure:  In the event either party is unable to perform its obligations under the terms of this Agreement because of acts of God, strikes, equipment or transmission failure or damage reasonably beyond its control, or other causes reasonably beyond its control, such party shall not be liable for damages to the other for any damages resulting from such failure to perform or otherwise from such causes.

Cannabis Use: You may consume cannabis anywhere on property.  We do not require a medical license to book a stay and it is your responsibility to make sure you are abiding any and all state laws


Cigarette Use: Cigarette use is only permitted outside and is not permitted within 25 feet of any building or common area. There will be a $250 fine per instance of smoking or if smoke/residue smell is left in the cabin


Access to rooms and Housekeeping: We will not enter your room during your stay without your explicit permission/request unless there is an emergency or disaster (flood, fire, animal or human in distress, etc). We also do not offer housekeeping for the duration of your stay except at our discretion.


Children:  Only guests 18 and over are permitted to stay at Thousand Oaks unless you are booking the entire resort and event barn


Lost and Found: We will store items in our lost and found for up to 7 days. It is your responsibility to contact us regarding lost items. After 7 days the items may be donated or thrown away, with the exception of expensive jewelry or items that have a clear personal attachment. For these items, we will make our best efforts to contact you and will store them for up to 30 days. We do not store wet clothing and will dispose of it.


Excessive Mess: If your cabin is deemed to be excessively messy (food or drink scattered over the floor and/or surfaces, excessive amounts of bodily fluids, etc) you may be charged an additional cleaning fee.


Damages: You are responsible for any and all damage to resort property done by you and your guests or to your cabin during your stay. You will be charged for these damages.


Payment: We require half (50%) of your deposit to be paid at the time you make your reservation. The remainder balance will be charged to the card on file at 5p on the day that you check-in unless otherwise is requested in writing. We do not allow cash or check payments. Any refunds processed will only be paid back to the original method of payment.



Pre-Check In ID & Information: ALL guests will be required to provide a photo of their ID as well as their full name and vehicle information (make/model/tag #) at least 72 hours before check-in. This applies to the guest who booked the cabin and everyone staying in the cabin.


Occasionally, we may change or adjust our policies. Part of being a small business is that sometimes we learn and make adjustments. If this happens, you will only be held to our new policies if you are sent the policy with at least 7 days notice and given the opportunity to cancel your reservation without penalty or if the new policy is due to a change in state, local, or federal laws (and is beyond our control). Otherwise, you will only be held to the policies in place at the time that you booked, which can be found at the bottom of your cancellation email.
